Rancho Mission Viejo Targets Senior Living Project

Del Webb, Lennar and Tri Pointe Homes to Build 55+ Village

Homebuilders Del Webb, Lennar and Tri Pointe Homes plan to build 326 new houses for residents aged 55 and older at Gavilán Ridge, a senior living village at The Ranch in Rancho Mission Viejo.

The new senior living houses would be built across five neighborhoods: two by Del Webb, two by Lennar and one by Tri Pointe Homes.

Those neighborhoods are Lavender by Tri Pointe Homes, Nova and Strata by Lennar, and Luna and Elara by Del Webb. The project is slated to be completed in early 2026.

“With the large and growing population of Baby Boomers reaching retirement age and GenX not far behind, demand for 55+ living is at an all-time high. Our newest village, Gavilán Ridge, will help to meet this housing demand while weaving in the elements of wellbeing, community connection, and intergenerational living that make The Ranch one of the most desirable places to live in Southern California,” Rancho Mission Viejo Senior Vice President of Community Development said in a statement.

Lavender would feature detached and paired houses, ranging from 1,296 to 2,202 square feet. All houses in Nova would be single-level duplexes and range from 1,451 to 2,216 square feet.

Strata, meanwhile, would feature single-level single-family houses ranging from 1,560 to 2,358 square feet. Luna’s houses would offer one- and two-story structures with two to three bedrooms. Houses would range from 1,843 to 2,808 square feet.

All houses to be built in Elara would be two-story, feature three bedrooms and range in size from 2,454 to 2,913 square feet.

The Ranch is a neighborhood being built in South Orange County’s Rancho Mission Viejo.

Rancho Mission Viejo LLC is developing The Ranch and other neighborhoods on a 23,000-acre property.

As many as 14,000 houses would be built on 6,000 acres once the entirety of Rancho Mission Viejo is developed.

The Ranch’s land has been continuously held by three families since 1882.
