is going to burst.” He predicts widespread foreclosures and advises homebuyers, “Don’t overextend yourself.” That foresight, combined with some luck, has benefited his Santa Ana-based Stearns Lending. He says he unloaded his portfolio of Alt-A “liar” loans just days before that market imploded in late 2007 and focused his efforts on dull but safe FHA loans. Still, Stearns says he would have failed, too, without the recent federal bailout of Fannie Mae and Freddie Mac. Cooley kids that he’s already getting results: Forbes just named Madison the best place to find a job. “It’s been an incredible ride being part of Orange County’s and Southern California’s growth over the past couple of decades,” says Cooley.
