Construction continues on downtown’s Harbor Lofts on the Promenade, with plans for 129 one- and two-bedroom lofts. The project, on Center Street Promenade next to the Anaheim Ice skating rink, is a venture of Lee Homes Inc. of Los Angeles and master developer CIM Group Inc. of Los Angeles. The project is billed as the first mixed-use development in Anaheim’s downtown, with stores on the ground floor. The lofts are set to range from 1,035 square feet to 2,452 square feet. Also planned are 18 two-story townhomes with entrances on Harbor Boulevard and Center Street. Sales are under way. One-bedroom lofts start at $399,950. The townhomes are about $600,000. Some 14,000 square feet of retail space on the ground floor is available. No word on tenants. The project includes a pool. Residents are expected to start moving in by July.
Festival Development Partners LLC of Los Angeles is set to redevelop a Unocal gas station at the southeast corner of Orangethorpe Avenue and Moody Street. Festival plans to raze the 20,000-square-foot gas station and build a 4,400-square-foot retail building with a drive-through on one side. No word on tenants. The developer is considering a coffeehouse or bank for the drive-through and up to three other tenants. Festival has done about 100 gas station conversions. The project still needs city approval, which could come within three months.
Also in La Palma, work has been under way since January on a 28,000-square-foot industrial building at 5901 Fresca Drive. Owner and developer MMC Inc., which makes pumps for water and oil pipelines, plans to relocate from Santa Fe Springs once the building is done this summer. The building is replacing a parking lot that was subdivided for redevelopment. The adjacent parcel houses a 300,452-square-foot building that’s occupied by Iron Mountain Inc. and International Window Treatments Inc.
Early work is under way in central Tustin to redevelop a 65-unit apartment complex on El Camino Real, next to Tustin High School. The 5-acre site is set to house 93 Spanish Eclectic condominiums with four floor plans ranging from 1,560 to 2,035 square feet. Plans call for a pool and spa, outdoor fireplace and seating area. Arcadia-based Nevis Homes LLC is building the condos. The site is being graded, with frames set to go up in the spring and models up by early 2008.
A former Sunkist Growers Inc. processing plant built in the early 1900s has been demolished to make way for Citrus Woods Business Center, which is set to be done this fall. The 62,000-square-foot business center calls for 15 office buildings and 14 industrial buildings for sale or lease. Newport Beach-based Shaw Properties worked with architect HPA Inc. on designs for Citrus Woods. Voit Commerical Brokerage LP is handling the sales and leasing. Eight industrial buildings have sold.
At Dos Lagos, a 534-acre development of shops, homes and offices, crews have broken ground on an office development called Lakeshore Plaza. Timberline Commercial Real Estate, with offices in Irvine and Vail, Colo., is developing Lakeshore Plaza with Dos Lagos master developer SE Corp. Timberline plans to build two six-story towers and a four-story building with an 88-car parking garage. The development will add 473,000 square feet of upscale office space within two years. Insurance companies, banks and homebuilders have expressed interest in the project, according to the developers.
