Medical Space, Offices Going up in Santa Ana
Irvine-based Advanced Construction Solutions has started work on a 22,800-square-foot office and medical building in Santa Ana.
The project, called the Catalina Professional Center, is on Tustin Avenue near the Santa Ana (I-5) and Costa Mesa (55) freeways. The two-story complex is expected to cost around $2 million to build, according to Fred Alaghband, Advanced Construction’s executive vice president.
The developer, Catalina Professional Center LLC, is hedging its bets with the project by building half medical and half conventional office space, according to Alaghband.
The building is close to Western Medical Center-Santa Ana, one of Tenet Healthcare Corp.’s 10 OC hospitals, as well as Santa Ana’s government center. Talks with two potential medical tenants are under way, Alaghband said.
“There’s no new low-rise product” in the area, he said.
The Catalina Professional Center is set to be class B space with rents running at $1.95 per square foot per month, triple-net, for medical space and $1.95 a square foot, full-service gross, for the office portion.
Rick Warner, a broker in CB Richard Ellis’ Anaheim office, is marketing the Catalina Professional Center. DesignWorx of Irvine is the project architect.
Advanced Construction Solutions’ other projects include two Irvine Spectrum buildings: the corporate headquarters for data storage company Procom Technology Inc. and law offices for Oswald and Yap Lawyers.
Earlier this year, Boureston Todd Development Inc. of Costa Mesa said it planned to build Walnut Grove Medical Center, a $7.5 million medical office facility, near Western Medical Center-Anaheim, another Tenet hospital. Walnut Grove Medical Center, with an estimated cost of $7.5 million, will have three stories and 52,000 square feet of space. n
