SALES

RPM Investments Inc. purchased the 12-unit Chestnut Apartments at 709 E. Chestnut Ave. in Santa Ana from Mihran and Tilda Sabunjian for $0.5 million. Mark Tarlov of Merona Enterprises represented RPM. Rick Applebaum and Jay Skenderian of Morgan Skenderian Investment Real Estate Group’s Newport Beach office represented the Sabunjians.

Village Green Foods bought a 12,920-square-foot industrial building at 1732 Kaiser in Irvine from Western Exterminator for $1.25 million. Dan Curtis of Curtis & Associates represented Village Green Foods. Gary Allen of Grubb & Ellis’ Newport Beach office and Bob Crenshaw of Grubb & Ellis represented Western Exterminator.

Ruffin San Diego Corp. sold a 410,000-square-foot warehouse and distribution building at 4000 Ruffin Road in San Diego. Jeffrey Cole and Rick Putnam of Trammell Crow Co.’s Newport Beach office represented Ruffin San Diego Corp.

John R. Saunders Trust acquired a 122,225-square-foot office-flex campus at 9701-9703 Jeronimo Road at Irvine Spectrum in Irvine from CEP Investors IV LP for $16 million. Philip Cohen of CB Richard Ellis represented John R. Saunders Trust. Ted Snell, Chip Wright and John Desper of CB Richard Ellis represented CEP Investors IV LP.

Triumph LLC purchased a 79,929-square-foot multi-tenant business park at 13311-13341 Garden Grove Blvd. in Garden Grove from RPT Properties for $3.5 million. Mike Hefner and Paul Caputo of Voit Commercial Brokerage’s Anaheim Metro office represented both parties.

A local owner purchased a 18,460-square-foot industrial building at 15622 Computer Lane in Huntington Beach from Magellan Realty Advisors for $1.5 million. Lee & Associates represented the buyer. Jeff Williams and John Griffin of Voit Commercial Brokerage’s Irvine office represented Magellan.

USF Reddaway purchased a 32,500-square-foot building at 300 S. State College Blvd. in Fullerton from 300 State College Partners for $2.8 million. Burr & Temkin and Grubb & Ellis represented USF Reddaway. Jack Faris of Voit Commercial Brokerage’s Anaheim Metro office represented the partnership.

Taico Properties acquired 4.26 acres at the Talega Business Park in San Clemente from Talega Associates LLC and Makena Properties. Taico will build 11 small industrial buildings. Lee & Associates Commercial Real Estate Services Inc. represented Talega Associates and Makena.

Granite Holdings purchased a 126,000-square-foot manufacturing and distribution building at the Promenade Business Park in Corona from Newport Beach-based Western Realco for $5.8 million. Ray Schumacher of Lee & Associates represented Granite Holdings. Scott Read, Jeff Read and Tim Hawke of Grubb & Ellis represented Western Realco. In addition, Armstrong Industries leased a 51,000-square-foot building at the Promenade Business Park in Corona from Western Realco. The five-year lease was valued at $1.3 million. Jorge Stambuck of Matlow-Kennedy represented Armstrong. The Reads and Hawke of Grubb & Ellis represented Western Realco.


LEASES

Microsemi Corp. leased a 17,290-square-foot building at 2381 Morse Ave. in Irvine from Irvine Office Venture. The five-year lease was valued at $2 million. Mike Collins of Collins Commercial Real Estate represented both parties.

Specialized Direct Response expanded its lease at 3080 Airway Ave. in Costa Mesa to 34,440 square feet. The three-year expansion was valued at $0.2 million. Phil Cohen of CB Richard Ellis’ Newport Beach office represented Specialized Direct Response. Dave Desper of CB Richard Ellis’ Newport Beach office represented the landlord, Cigna.

Art & Frame Direct Inc. leased a 31,700-square-foot industrial building at 210 Taft in Orange from Pair-Bohn Oranco Ltd. for $1.1 million. Justin Barry of Ashwill & Associates represented Art & Frame Direct Inc. Jon Passafiume and David Williams of Lee & Associates Orange represented Pair-Bohn Oranco Ltd.

Ryadon Inc. leased a 39,640-square-foot industrial building in the Wright Circle Business Park at 25932 Wright Circle in Foothill Ranch from Foothill Burke Wright Circle LLC. The seven-year lease was valued at $2.6 million. Guy Laferrara, Mike Baker and Bryan Ohira of Lee & Associates’ Irvine Spectrum office represented Ryadon Inc. Gregg Haly of CB Richard Ellis’ Newport Beach office represented the LLC.

Netlock Technologies Inc. leased a 50,000-square-foot office space in Olen Pointe at 10 Pointe Dr. in Brea from Olen Commercial Realty Corp. for $4 million. Bob Sattler of Lee & Associates-Orange represented Netlock. Greg Brown of Cushman & Wakefield represented Olen.

MGE UPS leased a 10,331-saure-foot office space at 3535 Hyland Ave. in Costa Mesa from CarrAmerica Realty Corp. The 5-year lease was valued at $1million. Tom Gibson of the Gibson Co. represented MGE UPS. Brian Garbutt and Mike Meisenbach of Lee & Associates’ Newport Beach office represented CarrAmerica Realty.

Jack in the Box signed a ground lease for 25,000 square feet in Metro Town Square in Santa Ana. Jeffrey Simonds of Voit Commercial Brokerage’s Irvine office represented Jack in the Box.
