Irvine Property Investments LLC paid $2.7 million to Sundown Real Estate Partners for a 13,312-square-foot industrial building at 25612 Commercentre Drive in Lake Forest. The building once was home to contractor Sundown Lighting & Electrical LP, which was bought by Irvine-based Linc Group in 2007. Kirk Cole of Grubb & Ellis Co. represented the buyer. Steve Wagner of CB Richard Ellis Group Inc. represented the seller.
The Cambodian Family, a nonprofit, paid $2.2 million to Bertie and Beverly Chawla Family Trust for an 11,800-square-foot office building at 1626 E. Fourth St. in Santa Ana. Jeff Hirsch of Lee & Associates represented the buyer. Justin Hill and Andrew White of CB Richard Ellis represented the seller.
The Association for Dao Enlightenment paid $1.1 million to Irvine Company for a 4,787-square-foot flex-tech building in the Alton Corporate Center in Irvine. The building includes 3,020 square feet of office space and 1,767 square feet of warehouse space. John Salmon of Pacific Pointe Partners represented the seller.

Corix Utilities US Inc., a unit of Canada’s Corix Group of Cos., leased a 62,888-square-foot industrial building at 12822 Monarch St. in Garden Grove. The company develops water and other utility systems and plans to use the site to store vehicles. The value of the three-year lease wasn’t disclosed. Grupo SMS USA LLC, a technology services company that’s part of Spain’s Grupo SMS, leased 35,000 square feet of office space at 17770 Cartwright in Irvine. The 10-year lease was valued at $9 million. Bacozone Inc., an online bookseller, leased a 30,000-square-foot industrial building at 7091 Belgrave Ave. in Garden Grove. The value of the five-year lease wasn’t disclosed.
