Graphtec America Inc., a seller of machinery to make signs that’s part of Japan’s Graphtec Corp., signed a five-year lease valued at $1.5 million at 17462 Armstrong Ave. in Irvine. The company plans to relocate from its current Santa Ana base in February. The 44,000-square-foot building is set to house administrative and warehousing divisions, which now are in Santa Ana and another building in Irvine. The new building will have less office space and more warehouse space than the previous two buildings. Tenant improvements are set to include a new kitchen and renovations of office space. Dave Desper of CB Richard Ellis Group Inc. represented the landlord, Los Angeles-based Western States Technologies Inc. Kenji Sakai and Tom Dorman of CB Richard Ellis represented Graphtec America.
