Five Orange County luxury homes sold during the first 10 days of the year, and four of those are ocean-view homes in OC’s priciest communities. The other is an expansive estate on an acre-plus spread in Coto de Caza that once graced the cover of Unique Homes magazine.
The homes fetched an average of 96% of their list prices.
Maximum Views
The European-inspired modern farmhouse at 4601 Perham Road in Corona del Mar sold on Jan. 4 for $11.6 million. The September list price was $14 million.
The 7,721-square-foot, five-bedroom, six-bath home was designed, built and furnished last year by Spinnaker Development. It sits on a 10,454-square-foot lot.
The home offers unobstructed views of Catalina Island by means of a cantilevered operable steel wall system. The living areas are centered on a peninsular fireplace and oriented toward the back of the home, which offers views of the ocean as a backdrop.
Amenities include a theater, game room, full bar, wine room, gym and guest suite.
The seller was represented by Ron Millar of Arbor Real Estate Professionals, and the buyer’s agent was Runjing Chen of Coldwell Banker Residential Brokerage.
Private Paradise
The French country-style bayfront home at 13 Harbor Island in Newport Beach sold on Jan. 5 for $9.4 million, under its June list price of $10.5 million.
It sits on a 6,534-square-foot bayfront lot with a private pier and dock that can accommodate a 70-foot yacht.
The home’s 5,695-square-foot interior includes five bedrooms, five baths and a professional-grade kitchen. Its custom touches, designed by Newport Beach-based architect Eric Mossman, include Belgian stone floors and handcrafted millwork.
The sale was negotiated by Tara Foster Shapiro of HÔM Sotheby’s International Realty on the seller’s side and by Georgina Jacobson of Coldwell Banker Residential Brokerage on the buyer’s.
Ready for Revitalization
The 2,634-square-foot, three-bedroom, three-bath home at 31505 Bluff Drive in Laguna Beach sold for $5.25 million on Jan. 5, under its July list price of $5.7 million.
It sits on a quarter-acre beachfront parcel with unobstructed panoramic ocean views. The previous owners lived there for more than four decades.
The home is ready for a complete renovation, and Laguna Beach-based Horst Architects has created conceptual renderings for a remodeling and expansion.
Ray E. McAfoose of Coldwell Banker Residential Brokerage represented the seller, and Elizabeth Comerford, also of Coldwell Banker Residential, was the buyer’s agent.
Sailboats on the Bay
On Jan. 6, the Newport Beach home at 542 S. Bayfront sold for $4.6 million. Its September list price was $5 million.
The five-bedroom, three-bath home is on Balboa Island’s South Bayfront. Multiple outdoor areas include a bayfront terrace and a second-level sun terrace. Views include harbor activity.
Hardwood floors, cove ceilings, hand-troweled plaster walls and double-hung windows are original to the house, which was built in 1931. The remodeled kitchen and baths are simple and functional.
Robert Giem of HÔM Sotheby’s represented both parties in the transaction.
Cover Worthy
Mariann Cordova of Berkshire Hathaway HomeServices and Philip Immel of Immel Team Luxury Real Estate represented the seller and buyer, respectively, in the Jan. 8 sale of the home at 26 Palomino in Coto de Caza. It sold for $4.4 million, under its January 2015 listing price of $4.5 million.
The Tuscan-inspired, 8,500-square-foot home, designed by Capistrano Beach-based architect Stan Schrofer, has been featured on the cover of Unique Homes magazine.
Its interior includes an exercise room, movie theater, wine room and poker room. There are seven bedrooms and six bathrooms. The backyard is professionally landscaped and boasts a custom-built Lynx barbecue, fire pit and heated pool.
The home sits on 1.1 acres in the woods of Coto de Caza and offers vistas of the Saddleback Mountains.
