High-End Home Gyms Help Fulfill 2018 Resolutions

2018 is right around the corner, and with it New Year’s resolutions. For some, those just might include hitting the gym a bit more often. For buyers searching for a place to hang their hats in the Orange County luxury market, many feature home gyms every bit as impressive as the health club you’ve been throwing your money away on for years.

And by home gyms, listing agents don’t mean a treadmill stuck in the corner of the family room or a set of weights in the garage. These are true fitness facilities.

The home gym in 9 Del Mar in Newport Coast, which is listed for $35 million by Rex McKown and Marci Weinstein of Surterre Properties Inc., features 360-degree mirrors, a wall-mounted TV, and ample room for a treadmill, stair climber, fitness bench with weights, and two large ceiling fans.

33 Strand Beach in Dana Point, listed at $29 million by Matthew Blashaw and Russ Evans of the McMonigle Group, offers an expansive space with an ocean view, high ceiling to accommodate a tower of weights, mirrored walls, and a rubberized floor, as well as plenty of room for multiple stationary bikes and other equipment.

And for $18 million, the bluff-top home at 13 Lagunita Drive in Laguna Beach, represented by Shauna Covington of Berkshire Hathaway HomeServices partnering with William Rolfing of First Team Real Estate, includes a gym with floor-to-ceiling windows that frame the ocean view. Multiple pieces of large gym equipment, from a lat pull-down machine to a pec deck to a squat station, fill the space.

Of course, the equipment in the home gyms may go with the previous owners, but it never hurts to ask. After all, like New Year’s resolutions, everything is negotiable.

Record Transaction

Villa del Lago at 1 Pelican Hill Road North in Newport Coast sold on Nov. 9 for $40 million to an international buyer after listing in February for $55 million.

The sale represents the highest price paid in the history of Newport Beach; the previous record, set in 2008, was $35 million for a home formerly owned by actor Nicolas Cage. It’s also the second-highest sale price in the history of Orange County, topped only by last year’s sale of Laguna Beach’s Twin Points, which closed for $45 million.

Villa del Lago blends classic tradition with every conceivable state-of-the-art convenience. Recently completed using materials sourced from Italy, the 17,000-square-foot villa is set on about 12.5 acres, the largest estate parcel in coastal OC.

There are seven bedrooms and 10 baths in the home, as well as several formal and intimate entertaining areas, a professional kitchen, a butler’s kitchen, a china and silver room, conservatory dining, a wood-paneled lounge with a bar and boardroom, and a master wing with its own living and screening rooms.

Basement level amenities include an indoor swimming pool, high-tech theater, gym and sauna, wine cellar and staff rooms, as well as a 14-car garage.

The grounds include a one-acre lake, tennis court, stable and riding ring, putting green, pool pavilion and an organic edible garden.

John Stanaland of HOM Sotheby’s International Realty was the listing agent, Linda Janger of Pace Properties was the co-listing agent. The buyer’s agent was out of network.

Gold Coast Gorgeous

The home at 38 Linda Isle in Newport Beach sold on Oct. 30 for $11 million. It was listed in August for $11.5 million. The 5,700-square-foot waterfront property is on the southwest tip of Linda Isle.

The Regency-style home offers 5,421 square feet of living space that includes four bedrooms and 5 ½ baths; living and family rooms, each with a fireplace; a formal dining room; and a paneled den.

The home has 50 feet of waterfront with one of the largest deep-water private docks in the harbor, and can accommodate a boat of up to 79 feet.

Steve High and Evan Corkett of Villa Real Estate represented the seller, and Robert Giem of Compass represented the buyer.

Majestic on the Bluff

Situated on the bluff overlooking Dana Point Harbor, the home at 24366 Santa Clara Ave. delivers coastline views from San Clemente to the south and Palos Verdes to the north. The contemporary-style home sold on Oct. 26 for $9.1 million. It was listed in June for $9.9 million.

With over 100 feet of bluff frontage and a .37-acre diagonal-shaped lot, the 6,469-square-foot home offers maximum views with walls of glass. The four-bedroom, five-bath home offers high-end touches, such as Santa Barbara sandstone, copper clad-arbors, mahogany lattice gates and moldings, and limestone paving and flooring.

Mark Nix of Surterre Properties and Mary Beth Buckles of Coldwell Banker Residential Brokerage represented the seller, and Destiny Davis of Teles Properties represented the buyer.
