Second St. in Santa Ana. The complex has 12,222 square feet of ground-floor shops and 1,412 square feet of storage and office space. The apartments are 86% full. The shops are 25% full. Ron Harris of Marcus & Millichap Real Estate Investment Services Inc. represented the sellers.
Accounting firm Skinner Fouch & Olson LLP paid $1.4 million to Christine Malia LLC for a 4,950-square-foot office building at 9846 Research Drive in Irvine. Steve Economos, George Economos and Geoff DeWolf of NAI Capital Inc. represented the seller.

Coffee house operator Praise International North America Inc. leased an 18,316-square-foot industrial building at 17691 Mitchell North in Irvine. The five-year lease is valued at $1.1 million.
