Advanced Real Estate Services Inc. paid $23.6 million to BlackRock Inc. and Gordon R. Fishman trust for The Court at Artists Village, a 196-apartment complex with store space at 301 W. Second St. in Santa Ana. The complex has 12,222 square feet of ground-floor shops and 1,412 square feet of storage and office space. The apartments are 86% full. The shops are 25% full. Ron Harris of Marcus & Millichap Real Estate Investment Services Inc. represented the sellers.

Accounting firm Skinner Fouch & Olson LLP paid $1.4 million to Christine Malia LLC for a 4,950-square-foot office building at 9846 Research Drive in Irvine. Steve Economos, George Economos and Geoff DeWolf of NAI Capital Inc. represented the seller.

Lake Forest Realty LLC paid $1.2 million to Edward Mark for a 9,340-square-foot office building at 23030 Lake Forest Drive in Laguna Hills. Steve Economos, George Economos, Geoff DeWolf and Kurt Hediger of NAI Capital represented the seller.

Juan Lozano paid $1 million to George Alam for a 7,866-square-foot industrial property at 1346 Knollwood Circle in Anaheim. Paul Kott of Paul Kott Realtors represented the buyer. Mick Vernick and Mike Hefner of Voit Real Estate Services represented the seller.

Kim Phung Thi Thai paid $675,000 to Barbara Gene Johnson for a retail building at 10692 Katella Ave. in Anaheim. Michael Woolbright and Nathan Holthouser of Marcus & Millichap Real Estate Investment Services represented both parties.

LEASES

Victor Huynh leased 84,195 square feet of warehouse space at 7372 Doig Drive in Garden Grove. The three-year lease is valued at $1.1 million. Tania Chavez of Davis Partners LLC represented landlord WCV Commercial Properties.

ATen Technologies Inc., a maker of computer products, leased a 40,140-square-foot industrial building at 19641 Da Vinci in Foothill Ranch. The six-year lease is valued at $2.5 million. JR Williamson of NAI Capital represented the tenant. CB Richard Ellis Group Inc. represented landlord Operon Group.

Coffee house operator Praise International North America Inc. leased an 18,316-square-foot industrial building at 17691 Mitchell North in Irvine. The five-year lease is valued at $1.1 million. The space will be used as the headquarters for the company, which runs It’s a Grind and Gloria Jean’s Coffees. JR Williamson and Brent Mork of NAI Capital represented landlord Pro-Mo Properties LLC.

Children’s Hospital of Orange County leased 7,786 square feet of office space at 1120 W. La Veta Ave. in Orange. The three-year lease is valued at $604,000. Sonya Dopp-Grech of Lee & Associates-Orange Inc. represented the tenant. Landlord Jamison Services Inc. represented itself.

Victor Huynh leased a 6,525-square-foot warehouse at 7472 Orangewood Ave. in Garden Grove. The three-year lease is valued at $171,245. Tania Chavez of Davis Partners LLC represented landlord WCV Commercial Properties.

Go Web Enterprises LLC leased 4,021 square feet of industrial space at 350 Clinton St. in Costa Mesa. The three-year lease is valued at $159,151. Chalinee Chapanond of landlord Davis Partners LLC represented her company.
