February’s Top Sales Come in Newport Beach, Dana Point

Two Orange County homes priced north of $11 million sold in February, one in Newport Beach and the other in Dana Point, with the latter fetching the full asking price.

Overall, coastal OC communities, including Newport Beach, Newport Coast, Balboa Peninsula, and Corona del Mar, had 14 luxury property sales in addition to the two $11 million-plus transactions, according to websites Trulia and Redfin: three sales of more than $4 million, five sales above the $5 million mark, three that topped $6 million, and three in the $7 million to $9 million range.

Off Market, Off the Charts

The 5,500-square-foot estate at 5 White Water Lane in Dana Point sold for $11.25 million on Feb. 18, good for a whopping $2,045 per square foot, according to listing agent Tim Smith of the Smith Group, Coldwell Banker Previews International. The property was sold off-market for the full list price.

The four-bedroom, 4 ½-bath, contemporary-style home is on a 10,109-square-foot ocean-view lot in the guard-gated community of The Strand at Headlands. Its amenities include an indoor koi pond, infinity pool, spa, a putting green, and several patios and balconies.

Terri Trinidad of Surterre Properties represented the buyer.

Dream Site for Dream Home

The 0.52-acre, ocean-view lot at 33 Beach View in Dana Point sold on Feb. 24 for its full list price of $9.6 million. The ready-to-build home site has unlimited views that stretch from Catalina to Palos Verdes to the Dana Point Headlands, as well as direct access to Strand Beach.

The site is part of the Strand at Headlands private-gated community, which includes an oceanfront private beach club, pool, gym, three miles of coastal trails with ocean view lookout points and more than 1 ½ miles of white-sand shoreline.

Jeff Golden of White Sand Realty Inc. was the listing agent, and Arlen Raubach of Berkshire Hathaway HomeServices represented the seller.

Classic Newport Bayfront Estate

The 3,821-square-foot bayfront home at 1114 E. Balboa Blvd. is a classic Newport Beach residence with 60 feet of frontage on the bay, with a dock to accommodate a large boat, catamarans, jet skis, and other water vehicles.

It sold on Feb. 17 for $6.7 million, under its November asking price of $7.6 million.

The four-bath, seven-bedroom house boasts a large wraparound patio, as well as floor-to-ceiling windows throughout. The lot is 8,520 square feet with views of the bay, the Balboa Fun Zone, and night lights of the Balboa Pavilion and Fashion Island.

Tuscan Palazzo in North Tustin

The 8,181-square-foot Tuscan estate nestled in the hills of the North Tustin community of Cowan Heights at 9971 Highcliff Drive has a three-story, brick-covered entry ceiling designed to recreate the feeling of Bologna’s “porticoes”—the intricate coffered ceilings, hand-crafted Venetian plaster, and other old-world architectural touches.

It sold on Feb. 11 for $3.7 million, over its May asking price of $3.6 million.

The home’s amenities include a Control4 Home Automation System operated via iPad or iPhone; 26 LED TVs with 15 video feeds—including baths where the TVs are built into the mirrors; and 5.1 and 7.2 surround-sound systems, plus solar. The library has floor-to-ceiling glass doors with biometric locks keyed to the owner’s thumbprint.

There are seven baths and seven bedrooms, as well as a private office and gym. The kitchen features statuary marble counters, double Sub Zeros, a Viking professional range, two islands and a fireplace.

The 0.83-acre grounds are designed to resemble an Italian piazza. There is a swimming pool with an underwater music system and sonar pool security, two covered patio areas, two fireplaces, and a 1,000-square-foot-plus pool house.
