Laguna Boasts Biggest Home Price Tag So Far in 2014

Almost 200 $4 million-plus homes sold in Orange County from Jan. 1 through Sept. 1, about a 5% drop overall from the same period last year, according to real estate market aggregator DataQuick.

Laguna Beach boasted the biggest sale of any home in Orange County in the first eight months of the year. The 11,722-square-foot oceanfront mansion at 2675 Riveria Drive, which sits on a 0.39-acre lot on Irvine Cove’s Abalone Point, closed on June 16 for $23.6 million.

Twelve homes sold over the $4 million-plus mark in Orange County. In August 2013, 21 homes closed in that price category, according to Virginia-based Redfin, a real estate aggregator.

Ravishing on Riveria!

The 5,400-square-foot estate at 2596 Riveria Drive in Laguna Beach, situated on Irvine Cove’s front row, offers unobstructed white-water and ocean views. It sold on Aug. 20 for $8.2 million, off its May list price of $9 million.

The home is described by listing agent Tim Smith of Coldwell Banker Previews International as “comfortably luxurious.” The five-bedroom, 5 ½-bath residence is defined by large windows, high coved ceilings, and accordion-style doors, which bring the “outdoors in.”

The home is on a 9,400-square-foot corner lot with direct access to the beach and the ocean beyond.

It was only the seventh home sold in exclusive Irvine Cove since January, according to Smith. That’s the third highest sale price for a home in the private community this year.

Andre White of HÔM Sotheby’s International Realty represented the buyer.

If Perfection Had an Address

A yearlong renovation was completed this summer on the contemporary-style, 5,600-square-foot estate at 16 Sail Vista in Newport Coast.

The home, which is in the guard-gated community of Pelican Crest, was listed in July for $7.9 million. The sale closed on Sept. 2 at $8 million. Jason C. Bradshaw of First Team Estate represented the seller, and Mei Yu of Frontier Realty represented the buyer.

The four-bedroom, 4 ½-bath home sits on a more than quarter-acre lot. It has marble and white aged French oak flooring, imported Piet Boon wall coverings, and custom-designed Bliss chandeliers.

The kitchen has Calcutta Gold marble counters, walnut cabinetry, a La Cornue French range with a custom matching hood, twin clear Sub Zeros with bottom freezers, and three Bosch dishwashers.

Bifold doors lead to the exterior of the home, which features multiple lounge areas around a saltwater pool and spa. The terraces have panoramic views of the ocean, harbor, multiple piers, and shoreline views.

Quintessential NB Living

Linda Isle in Newport Beach is known for dramatic mansions right on the water. The residence at 22 Linda Isle fits that description.

It sold on Aug. 20 for $7.4 million, under its September 2013 asking price of $8 million.

The home, rebuilt as new in 2005, was renovated again this year. The courtyard entry has a fireplace and travertine flooring. The granite kitchen has been upgraded with stainless steel Viking appliances. The wine room accommodates 750 bottles.

The home, which is 4,788 square feet, has four bedrooms and 4 ½ baths, as well as an upstairs bonus room with a custom fireplace, and sits on a 5,663-square-foot lot. It boasts a dock to accommodate a 60-foot yacht.

Teri Armstrong Hardke of Coldwell Banker Previews International was the listing agent, and Carol Kirk of Evergreen Realty was the buyer’s agent.

New Classic Cape Cod

The custom-built 6,269-square-foot home at 443 Harbor Island Drive in Newport Beach was completed in June.

It sold on Aug. 21 for $6.7 million, just under its August price of $6.8 million. It was originally listed in June for $7.3 million.

Architect Lee Stearns of Laguna Beach designed the Cape Cod-inspired home. It and its private dock were built by Newport Beach-based Waterpoint Homes.

The home has an open floor plan and four bedrooms and 4 ½ baths. Highlights include disappearing patio doors, which create an indoor/outdoor living area.

Situated on a 7,896-square-foot lot, the home has two large patios, a fire pit, and a built-in barbecue. Seller Russell Fluter represented the transaction as the agent, and Teri Armstrong Hardke of Coldwell Banker Previews International worked on behalf of the buyer.
