OC Fourth in Country for $1M-Plus Home Listings

lmost one out of every four Orange County homesellers is seeking $1 million or more for their properties, according to the quarterly Orange County Real Estate Market Update compiled by Newport Beach-based Surterre Properties Inc. and released March 25.

Only San Francisco, Fairfield County, Conn., and San Jose have more listings at at least seven figures, the report says.

In coastal Orange County, home prices are consistently far above the million-dollar mark.

Here are a few recent sales that underscore the premium placed on ocean views and the seaside lifestyle:

Truly Inspired

The custom manor at 6 Inspiration Point in Laguna Niguel changed owners on March 10 for $15 million. The nine-bedroom, 16-bath mansion is 24,000 square feet and occupies two custom estate lots totaling about 1.8 acres.

The three-story estate, which consists of the main estate residence and the entertainment/

sports pavilion, features two gourmet kitchens, two formal dining rooms, four full-service bars, two outdoor barbecues, two sculptured swimming pools with spas, a library, a great room with a piano bar, a movie theater with its own snack bar, a game and billiards room, wine cellar, indoor basketball/handball court, gym and sauna.

The $23 million estate list price included both the estate at 6 Inspiration Point and at 2 Searidge, which wasn’t included in this closed transaction.

Lynn Collins of Chalet Properties & Investment represented the seller, and Tiffany Zhu of TZL Inc. represented the buyer.

History Meets Location

The home at 21 Lagunita Drive in Laguna Beach, built in 1951, has been updated throughout the years. Dana Point realtor Patrick Lehman, who represented the seller, said it brings a unique and creative sensibility to beachfront living.

It sold on April 7 for $7.8 million, off its October asking price of $11 million.

The 2,900-square-foot, four-bedroom, 4 ÂĽ-bath home sits on a 7,400-square-foot lot on the sand. The same person has owned it for its entire 60-year history and is ready for a new owner to enjoy the same care-free living.

Lehman represented the seller, and Michael Gosselin of Surterre Properties worked with the buyer.

All in the Details

The home at 127 Canyon Creek in Irvine’s Shady Canyon sold for $5.7 million on April 3, a bit off of its January asking price of $5.95 million.

The 7,339-square-foot home has four bedrooms and eight total baths and sits on a half-acre lot in the guard-gated community.

It’s highly detailed, with a marble entryway, wood and stone flooring, architectural wood ceilings, French doors and custom built-ins throughout. There is also a gym, wine cellar, formal living room and a family room.

An outdoor entertaining area includes a covered patio, barbecue, swimming pool and spa.

Jacqueline Thompson of Surterre Properties represented the seller, and broker Catherine Zheng, based in Walnut, represented the buyer.

Nantucket Charm

The four bedroom, 3 ½-bath residence at 7304 W. Oceanfront in Newport Beach is a one-of-a-kind estate that blends comfortable East Coast style with sophisticated West Coast living.

It sold on March 31 for $4.9 million, near its February asking price of $5.2 million.

The two-story, 2,252-square-foot home makes the most of its 2,178-square-foot lot on the private west end of Newport Beach. It includes a rooftop deck with a seating area, a fire pit and a barbecue.

The home sits right on the sand. Inside, hardwood floors and custom built-ins define its spaces, which include an eat-in kitchen, formal dining room and family room. Accordion doors bring the outdoors inside.

Edward Blatchford of Coldwell Banker Residential Homes represented the seller and buyer.

Above and Beyond

The home at 222 Orchid Ave. in Corona del Mar was listed in March for $4.65 million. It sold on April 8 for $4.76 million, 102% of its asking price after multiple offers.

The 3,800-square-foot, four-bedroom, four-bath home is just five doors from Inspiration Point and sits on a 4,330-square-foot lot.

It was built in 2004 and has been completely renovated with wood and limestone flooring, stacked-stone fireplaces, custom built-ins,

and a whole-house audio system. The kitchen features Caesarstone counters, a six-burner

gas range by Viking, and a SubZero refrigerator.

The rooftop deck provides ocean views, along with views of miles of coastline and the surrounding hillside.

John Stanaland of HÔM Sotheby’s International Realty represented the seller, and Laurie Eastman of Surterre Properties represented the buyer.
