SunGard Recovery Services moved from Irvine, took 13,768 square feet
Newport Beach-based WLA Investments paid $3.6 million to Leaverton-Rowland Associates for a 38,986-square-foot office building at 1290 N. Hancock St. in Anaheim. The two-story building is 93% leased. Leaverton-Rowland was represented by Mark Larson, Gary Stache and Tom Able of CB Richard Ellis Services Inc. WLA was represented by Alan Pekarcik and Dan Vittone of Voit Commercial Brokerage.
Bryan & Janet Inc. paid $4.1 million to CIM Brea Inc. for a retail building at 375 W. Birch St. in Brea’s Birch Street Promenade. Bryan & Janet was represented by Mark Hong of Excel Realty. Nicholas Coo and Carlos Lopez of Faris Lee Investments acted on behalf of CIM Brea.
San Clemente-based Anaheim 34 LLC paid $3.2 million to Eugene and Dorothy Wong of Cerritos for a 34-unit Anaheim apartment complex at 1230 S. Dale Ave. in Anaheim. Jay Skenderian and Ken Morgan of Morgan Skenderian Investment Real Estate Group represented both parties.
Heating and cooling company Pace Integrated Systems paid $1.1 million to The Brookhollow Group for a 9,212-square-foot industrial building at 30442 Avenida Esperanza in Rancho Santa Margarita. Pace plans to move from Laguna Hills in July. Mark Jerue and Craig Fitterer of Lee & Associates Commercial Real Estate Services Inc. represented Pace. Brookhollow was represented by Gregg Haly of CB Richard Ellis.
New York-based Pacific Development Group Inc. bought more than an acre of land at Foothill Ranch Towne Centre from Foothill Towne Centre III. Financial terms weren’t disclosed. Cameron Crowner, Jim Duke, Carol Schillne and Shannon North of CB Richard Ellis Services represented the seller.

Huntington Beach-based Giant Advertising Inc., producer and vendor of inflatable advertising, leased a 30,848-square-foot industrial space at 5 Whatney in Irvine in a five-year deal valued at $1.5 million. Robert Rush of U.S. Realty Group represented Giant. Gregg Haly of CB Richard Ellis represented landlord Rancho Dominguez-based Carson Cos.
SunGard Recovery Services, a computer systems security and recovery company, leased 13,768 square feet at 7755 Center Ave. in Huntington Beach for five years in a deal valued at $2 million. The company recently relocated from Irvine. Steven Hogberg and Matthew Hammond of Coreland Cos. represented landlord Mulrock Mortgage LLC. David Gordon of Julien J. Studley Inc. represented SunGard.
Sector X leased 12,950 square feet at 21 Argonaut in Aliso Viejo in a deal valued at $142,968. Steve Schaner of Voit Commercial Brokerage represented Sector X. Gregg Haly and Keith Black of CB Richard Ellis represented landlord Alex Hunter.
EcoSystem Aquarium, developer of reef aquarium filters, leased 10,800 square feet of industrial space at 1011 S. Linwood Ave. Financial terms of the four-year deal weren’t disclosed. Cory Napora of Resource Commercial Real Estate Inc. represented EcoSystem. Landlord Martin Associates was represented in-house.
InHouseLender.com, a unit of Affiliated Funding Corp., subleased 9,274 square feet of office space at 5 Hutton Centre Drive in Santa Ana for two years in a deal valued at $350,000.
