Aynem Investments paid $8.4 million to San Francisco-based HB Ocean Air LLC for the 65-unit Ocean Air Apartments at 7811 Talbert Ave. in Huntington Beach. Joe Berkson of Marcus & Millichap Real Estate Investment Brokerage Co. represented the buyer. Joe Leon of Hendricks & Partners represented the seller.

Charles Dunn Equities paid $5.8 million to Voit Development for the 117,805-square-foot flex building at 2441 Michelle Drive in Tustin. Tim and Eric Good of Charles Dunn Co. represented the buyer. John Griffin of Voit Commercial Brokerage represented the seller.

RJM Holdings paid $4 million to Warner Village Venture LLC for a 32,272-square-foot medical office building at 10900 Warner Ave. in Fountain Valley. Mike Ahern of MW Associates represented the buyer. Rob Mitchell and Mike Hefner of Voit Commercial Brokerage represented the seller.

Xepix paid $2.5 million to Voit Development for a 28,961-square-foot industrial building at 910 Columbia in Brea. Tom Dorman of CB Richard Ellis Services Inc. represented the buyer. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented the seller.

LEASES

Ricoh Business Systems, part of Japan’s Ricoh Co., renewed its lease for 33,678 square feet of office space at 5672 Bolsa Ave. in Huntington Beach for three years in a deal valued at $861,000. Andy Batcheller of landlord Arden Realty Inc. represented his company.

The Mili Group Inc., which does training for Coldwell Banker Real Estate Corp., leased 8,455 square feet at 1503 South Coast in Costa Mesa for three years in a deal valued at $446,000. Ken Gould of Lee & Associates Commercial Real Estate Services Co. represented Mili Group. Greg Sullivan of Commercial Realty & Energy represented landlord Arden Realty along with Arden’s Andy Batcheller.

South Coast Loans and Mortgages leased 6,176 square feet of office space at 625 The City Drive in Orange for three years in a deal valued at $358,000. CJ Stos of CB Richard Ellis represented South Coast Loans. David Giglio represented landlord Arden Realty with Arden’s Andy Batcheller.

Architect Kirk Saunders leased 1,600 square feet at 1295 Glenneyre in Laguna Beach for five years in a deal valued at $255,000. The Immel Team of Prudential California Realty rpresented Saunders and landlord Kalthoff Properties.
