Sales at The Strand at Headlands in Dana Point surged during the first four months of the year, bringing year-to-date sales to their highest level since it opened in 2006.
Twelve ocean-view home sites sold, totaling more than $51.6 million.
The 121-acre Strand at Headlands is one of the largest remaining housing developments along Orange County’s coast.
The community includes 118 custom-home sites.
The ready-to-build properties range in price from $1.7 million to $5.1 million.
Buyers include families from as close as Laguna Beach and OC and as far away as Utah and Chicago. Twenty-six custom homes have been completed since The Strand’s opening.
Another six are currently under construction, with six more scheduled to break ground this spring.
The Strand has sold 50 custom-home sites since 2006, totaling more than $290 million in sales.
Pelican Crest Home
A custom-designed, six-bedroom, 6 ½-bath estate at 3 Island sold on April 17 for $7.2 million.
The Pelican Crest home was on the market for less than two months.
The original asking price for the ocean-view home was $7.75 million.
The 8,358-square-foot custom estate was designed by David Pierce Hohnmann, an OC architect.
Some of the home’s features include solid walnut flooring with wood inlays, as well as a saltwater swimming pool, among other amenities.

Fast CdM Sale
A home at 2709 Setting Sun in Corona del Mar was listed March 26 for $4.95 million and sold on April 9 for its full asking price.
The 4,323-square-foot, four bedroom, 4 ½-bath home recently underwent a remodeling.
It includes a climate-controlled wine cellar, movie theater and several other features.
John Orr of Ying Tai LLC represented the buyer and seller in the purchase.
Mediterranean-Style Living
A four-bedroom, five-bath, custom-built Ocean Ridge estate closed on April 10 for nearly $4.4 million. It was originally listed for $4,499,000 in December.
The home, located at 3 Longboat, has a distinct Mediterranean flare.
The 5,000-square-foot home includes a master suite, gourmet kitchen and private library, among other features.

Newport Beach Bargain
A 10,000-square-foot, custom-built home in the Pelican Hill community sold on April 16 for 40% of its September asking price of $10.9 million.
The buyer purchased the home at 2 Premiere in a bank-approved short sale for $6.5 million.
The Santa Barbara-style estate sits on a ¾-acre, pie-shaped oceanview lot and has seven bedrooms and 6 ½ baths.
The property’s features include a barbecue area, golf course and greenbelt views, as well as a gourmet kitchen.

LB Home Sells Fast
An 8,600-square-foot Laguna Beach estate on the ocean side of Pacific Coast Highway sold quickly for $10.75 million, closing on April 9.
The five-bedroom, 6 ½-bath home at 2555 Altamar Drive—originally priced at $21.5 million—was relisted on March 7. The sale took just a little more than a month after the price was adjusted.
