$17.8M Lot Sale in Dana Point: New OC Record

The record for the priciest home lot in Orange County has been broken ­with a 10,502-square-foot vacant site on the front row of The Strand at Headlands in Dana Point trading hands for nearly $17.8 million.

The record for the priciest home lot in Orange County has been broken ­with a 10,502-square-foot vacant site on the front row of The Strand at Headlands in Dana Point trading hands for nearly $17.8 million.
The off-market deal bests the prior record set in July, when a 10,249-square-foot lot also on the front row of The Strand sold for nearly $17.3 million.
Sources indicate the recent sale of 37 Strand Beach, which closed last month, was a private transaction with the buyers and sellers, as well as the brokers, undisclosed. The price marks a 49% premium over the prior sale in 2017, when it sold for nearly $12 million.
There are just two vacant lots currently available for sale in The Strand, the Sanford Edward luxury gated community that kicked off in 2006 and has since served as a source of custom home opportunities along the coast for homebuyers and developers.
Lot listings at the 121-acre development include a 10,226-square-foot parcel in the second row of The Strand with a price tag of $6.7 million, and a $6.6 million lot where architectural plans are underway for an 8,000-square-foot home.

Record Lots
Dana Point has now been home to the four most recent record-setting lot sales in OC, all occurring in the past three years.
The prior record set with the $17.3 million sale of 3 Strand Beach—which was also a private transaction—was tops for the county since March 2021, when a lot in Ritz Cove—not far from Dana Point’s Ritz Carlton resort—sold for $14.3 million.
Prior to that sale, nothing had ever traded above $5 million in Ritz Cove.
That 10,642-square-foot lot is in the front row of the gated Monarch Beach community of Ritz Cove.
That deal bested the previous homesite sale record, set in 2020 in The Strand, when 41 Strand Beach, a 10,215-square-foot parcel, sold for $12.5 million.

$55M Listing
Rising prices for coastal Orange County’s lots come amidst shrinking supply of developable land and a desire for new homes from high-end buyers.
There were 44 homes under construction as of early April at The Strand, where just seven homes are listed for sale.
Arlen Raubach of Compass currently has the priciest home listing in The Strand: a 9,630-square-foot home with a price tag of $55 million. The front-row home at 7 Strand Beach Drive counts six bedrooms and eight bathrooms was completed in 2018 by Brown Brothers Construction with architectural plans from C.J. Light and Associates.
“This is one of the very nicest homes offered for sale on the sand in Orange County,” Raubach told the Business Journal. “This property is a home run from start to finish.”
