The 21,931-square-foot property is at 13821 Newport Ave. in Tustin.

The buyer has occupied the building since 1997, and the deal was an off market transaction, according to CoStar Group Inc.

David Ellis of CBRE Group Inc. represented the buyer, and Robert Smith of the same brokerage firm represented the seller.
