Fisher Printing Inc. paid $6.8 million to Vanderplow Properties for a 54,000-square-foot flex building at 2341 N. Pacific St. in Orange. The building sits on 2.3 acres and has 10 loading dock doors with 6,094 square feet of office space. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage LP represented both parties.
Calvada Retail Group paid $2.6 million to G & C; Frost Co. for a 16,000-square-foot retail building at 14542 Beach Blvd. in Westminster. The building sold for $163 per square foot. The buyer intends to renovate the existing space and construct an 8,000-square-foot addition. Robert Morris of NAI Capital Inc. represented both parties.
Ultrasystems paid $2 million to Bacchus Development for a 6,000-square-foot office building at the Bacchus Signature Series office park, 16431 Scientific Way in Irvine. Tibor Kelemen, Jeffrey Bitetti and Michael Vukovich represented their company Bacchus Development. Dan Mudge of Lee & Associates Commercial Real Estate Services Inc. represented the buyer.
LEASES
Leverage Inc. leased 4,000 square feet of office space at 201 E. Sandpointe Ave. in Hutton Centre in Santa Ana. The tenant relocated its corporate headquarters from a smaller leased space in Hutton Centre. Ben Gott of Grubb & Ellis Co. represented the tenant. Bob Thaggard of Orion Property represented the landlord, TA Realty.
Blue Diamond Excavations Inc. subleased 2,471 square feet of office space at 660 Newport Center Drive in Newport Beach. The value of the six-month lease was not disclosed. Tim Joyce, Oliver Fleener and John Pomer of Grubb & Ellis represented both the new tenant, and sublessor, Mobilitie LLC.
Law Offices of Dinh Tran leased 2,144 square feet of office space at 9140 Trask Ave. in suites 1 and 2 in Garden Grove. The five-year lease is valued at $210,029. Dinh Tran represented himself. Dave Bueche and Roger Niez of Sperry Van Ness represented the landlord, Silva Family Trust.
Cellynx Group Inc. leased 2,120 square feet of office space at 25910 Acero in Highpointe in Mission Viejo. Blake Garrett of Colliers International represented the tenant. Oliver Fleener, Greg May and Matt Moore of Grubb & Ellis represented the landlord, Dolphinshire LP.
SAI Global Inc. leased 1,568 square feet of office space at 4040 Barranca Parkway in Centerstone Plaza in Irvine. The value of the five-year lease was not disclosed. Jake Stickel of CB Richard Ellis Group Inc. represented the tenant. Oliver Fleener of Grubb & Ellis represented the tenant, Glenborough Centerstone LLC.
Musc LLC leased a 1,503-square-foot office space in the Stadium Towers Plaza at 2400 E. Katella Ave. in Anaheim. The three-year lease is valued at $127,679. Tim Marshall of Maguire Properties Inc. represented the tenant. Lee Ann Maki and Roger Niez of Sperry Van Ness represented the landlord, Maguire Properties.
Cheryl Dison, doing business as Life Turn Weight Loss LLC, leased an 800-square-foot office space in the Newport Plaza, 1601 Dove St., Suite 193 in Newport Beach. The 36-month lease is valued at $54,720. Roger Niez and Lauren Swad of Sperry Van Ness represented the lessee. Roger Niez and Dave Bueche of Sperry Van Ness represented the landlord, Signature Services.
