La Habra Gets Its First Trader Joe’s

Grocery chain Trader Joe’s is set to open a 15,000-square-foot location, taking over the former Vons in La Habra, at the intersection of Beach Boulevard and Imperial Highway.

El Segundo-based developer Paragon Commercial Group bought the nearly 6-acre site in 2018 through a joint venture with Canyon Catalyst Fund, a joint venture with CalPERS and real estate investment trust Canyon Partners Real Estate.

The location previously included an estimated 80,000-square-foot Vons, as well as surface parking and landscaping. After the acquisition, Paragon demolished the supermarket and constructed three retail spaces.

Trader Joe’s is the first anchor tenant announced for the project with two additional tenants planned later this year.

Paragon co-founder and Principal Jim Dillavou told the Business Journal that the popular grocery chain is “extremely data driven” when it comes to picking out new locations and saw a need for a site in La Habra.

“The site has desirability from a grocery standpoint—there’s been one there for a very long time—but it just needed to be updated to reflect what’s going on in the [retail] world today,” Dillavou said. “Our vision for this site has always been a grocery anchor with ancillary retail. Trader Joe’s [has] a strong following and is a great anchor tenant to revitalize this site, which had an 80,000-square-foot box on it and the days of 80,000-square-foot boxes are gone, especially 80,000-square-foot grocery stores.”

Paragon said earlier this year that it plans to invest $500 million in retail acquisitions over the next 18 months with about $200 million set aside for properties in Southern California. The remaining $300 million would go to sites in Northern California.
