Top 2016 Zip Codes for Luxury Home Listings, Sales

Orange County’s most expensive luxury homes, defined as being in the top 5% of the market, were found in the 92661 zip code last year, which includes Balboa Peninsula in Newport Beach.

The average price in the high-end enclave was $6.5 million. An Irvine zip code—92603—claimed the second most expensive luxury market. It covers Shady Canyon, where the average luxury property garnered $5.75 million.

The 92651 zip code in Laguna Beach boasted an average luxury home price of $5.4 million. Newport Beach’s 92660—which takes in the Back Bay and Newport Center—and 92625 or Corona del Mar, both claimed an average of $5.25 million, nearly equaling Dana Point’s 92629, which encompasses the Strand at Headlands luxury beachfront new-home community, where the average was $5.28 million.

Newport Coast’s 92657 and Newport Beach’s 92663 came in at $5.15 million and $5 million, respectively. Homes at the top end of the market in Coto de Caza’s 92679 brought in $4.7 million on average, while homes in 92662, Balboa Island, averaged $4.4 million.

The zip code areas that claimed the fastest-moving luxury market were Newport Beach’s 92660 and 92663. The average length of time a luxury home was on the market before closing was 123 days, or just under four months down steeply from 39 months in 2015.

The two most expensive homes sold the first two weeks of 2017 also are in the 92661 zip code:

Vintage Charm

The vintage home at 1310 E. Balboa Blvd. in Newport Beach— zip code 92661—sold on Jan. 6 for $9.3 million. It was listed in September for $9.75 million.

The 4,428-square-foot home was built in 1917 and still retains many of its original architectural details, including built-in cabinetry and wood flooring. The open floor plan is configured with four bedrooms, 3 ½ baths, an office, sunroom, and separate artist’s studio.

The home sits on ¼-acre lot on the Balboa Peninsula that spans 60 feet of water frontage and includes a deck leading to a backyard beach and a private pier.

HÔM Sotheby’s International Realty agent Tara Foster Shapiro represented both sides of the transaction.

Classic Oceanfront Beauty

Tara Foster Shapiro of HÔM Sotheby’s International also represented both the buyer and seller of the home a 1217 E. Balboa Blvd.—zip code 92661 in Newport Beach. It sold on Jan. 6 for $7.8 million, under its December list price of $8.3 million.

The property is on the Balboa Peninsula Strand and is set on a 3,600-square-foot parcel that includes 45-feet of ocean frontage.

The home itself is 4,500 square feet and encompasses four bedrooms, five baths, a great room, media room, and sitting room. Its amenities include walls of glass that disappear onto an outdoor living room, complete with a built-in barbeque and fire element.

Gorgeous on the Green

The 7,676-square-foot estate at 1 Cypress Point Lane in the gated Big Canyon Country Club in Newport Beach—zip code 92660—sold on Jan. 11 for $6.2 million, under its June list price of $6.45 million.

It’s nestled onto a private, .32-acre lot with a gated courtyard and has views of the 18th green, Big Canyon Clubhouse and the Fashion Island skyline.

The home offers six bedrooms and seven baths. One of the bedrooms is equipped with an easy-access shower and has a private outside entrance.

Eastern Seaboard in the West

The home at 1800 Tahuna Terrace, situated on a corner lot in the coveted coastal community of Irvine Terrace in Corona del Mar—zip code 92625—is a classic example of a historic New England home on the coast, with dark shutters, wood siding and symmetrical exteriors.

Its sale closed on Jan. 5 for $5.9 million, just over its November price of $5.85 million.

There are four bedrooms and six baths in the 4,613-square-foot home built in 2011 by Spinnaker Development and David Close Homes. It offers an office, an expansive gourmet kitchen and a media room. The 9,216-square-foot lot it sits on includes a built-in barbeque and bar area, cabana, saltwater pool and spa, outdoor bath and a putting green.
