Newport Beach Led Way on Luxury’s Summer Sizzle

Summer sizzled in the Orange County luxury market, with 50 transactions above $4 million closing between June 15 and Sept. 15. OC’s priciest home during the three-month period was 19 Shell Beach in Newport Coast, which closed for $17.5 million on July 31.

Newport Coast led the way in the city of Newport Beach with six high-end transactions, followed by Newport Harbor and Corona del Mar, which had four each, and Balboa, which had three. The rest of Newport Beach, including the Back Bay, had 10 luxury sales.

Turtle Rock in Irvine garnered six high-end transactions, followed closely by Dana Point, with five. North Laguna Beach had four such sales, and South Laguna Beach had three. Laguna Niguel and Laguna Village each claimed two, and there was one in Ladera Ranch.

Mediterranean Marvel

The Mediterranean-inspired estate at 30 Deep Sea in Newport Coast’s Crystal Cove closed for $14.5 million on Sept. 1, 87% of its June list price of $16.75 million.

Kathryn White of Cain White Group, HÔM Sotheby’s International listed the property along with her partner John Cain and agent Andre White. Suzanne Malerbe of RE/MAX Select One worked on behalf of the buyer.

The 13,092-square-foot home crowns a 0.52-acre lot that offers views of the ocean, Catalina Island, Newport Harbor and the coastline. It has seven bedrooms and nine baths.

The home, which is newly refreshed and fully furnished, has notable highlights, including an office/library, state-of-the-art theater with tiered seating; a game room; home gym; and a climate-controlled wine room with a 210-bottle display and 72-case storage.

Whole-house smart home technology and an eight-car subterranean garage complete the home.

Sky’s Not the Limit

The 9,631-square-foot, five-bedroom, eight-bath ocean-view home at 1111 Dolphin Terrace in Corona del Mar closed for $11.8 million, capturing 90% of its $13 million June list price. The transaction closed Aug. 28.

Amen Wardy of Realty Source Inc. represented the seller, and Patty Quinn of Premiere Properties represented the buyer.

The home was completed in May, and some of its unique features include 100 feet of skylights, as well as clear glass floors that invite natural light to the lower-level entertainment area.

Its other amenities include a gourmet kitchen, two laundry rooms, a gym, a theater, an office, a two-level master closet, a state-of-the-art security and automation system, floor-to-ceiling walls of glass, an elevator, a wine cellar, and garage parking for up to six cars.

The home sits on a front-row 0.42-acre lot that has a pool with a spa and a 15-tree citrus orchard.

Eminently, Enjoyably Livable

Rob Smith of Surterre Properties and Michael Franco of Keller Williams Realty Newport Beach represented the seller and buyer, respectively, in the sale of the Santa Barbara-style home at 6 Timor Sea in Newport Coast. The transaction closed for $7.3 million on Sept. 10, reaching 96% of the $7.6 million July list price.

The 5,600-square-foot, five-bedroom, seven-bath home sits on more than a quarter acre of front-row property in guard-gated Crystal Cove. The floor plan offers a formal living room and dining room, an adjoining family room, a chef’s kitchen, and a breakfast nook, all with ocean views. There is also a detached guest casita near a tiled fountain in a private courtyard.

Inland and Inspiring

The 7,258-square-foot home at 19400 Countrywood Drive in Yorba Linda sold on Sept. 4 for $3.9 million, getting 99% of its July list price of $4 million.

The seller’s agent was Carole Geronsin of BHHS CA Properties, and the buyer’s agent was Jo Stepanenko of Keller Williams Realty.

The Italian-influenced single-level residence has five bedrooms and 5 ½ baths. Its unique features include a leaded glass entry, a dramatic aquarium in the family room, and Tuscan-inspired wall finishes. The chef’s kitchen has custom cabinetry, a pub-style breakfast nook, and commercial Thermador appliances.

The home is nestled on a 1.68-acre property that includes a rock scape pool with a spa and dual waterslides, an entertainers pavilion with a stacked stone fireplace, and a tennis court.
