Irvine Co. Expands on Wellness Center Concept in NB

The Irvine Company plans to build a fitness, wellness and healthcare facility in space it owns at the current site of a 24 Hour Fitness gym next to Fashion Island.

The Newport Beach-based real estate company, which owns Fashion Island and much of the office space surrounding the shopping center, said it plans to provide a variety of healthcare-related services under one roof on the ground floor of the 600 Newport Center Drive building.

The facility will include a medical office that will offer same-day appointments for primary care visits and other services, a private fitness center with cardio and strength-training equipment, and a boutique fitness training studio.

The as-yet unnamed facility will be operated by Irvine-based St. Joseph Hoag Health and is scheduled to open next spring.

The 24 Hour Fitness at the building will close at the end of August when its lease expires.

The medical office and training studio will be open to the public, while the fitness center will be for Irvine Co. office customers in Newport Center.

The entire facility, which is across the street from Irvine Co.’s headquarters and the new 520 Newport Center Drive office tower, will be about 17,000 square feet.

St. Joseph Venture

Irvine Co., in conjunction with St. Joseph, has introduced similar initiatives over the past year at other area apartment and office complexes it owns, but on a much smaller scale.

Last year it opened a medical and wellness center for residents of its Village at Irvine Spectrum Center apartment complex, and this past January it opened a similar space at its Jamboree Center office complex, which serves about 200 businesses.

Those two facilities, which are about 1,000 square feet, each have been averaging 50 to 100 visits per month for medical services, Irvine Co. officials said.

This is the first time that fitness and training studios have been included. Irvine Co. plans to expand the new concept to other properties it owns in San Diego and Silicon Valley, said Steve Case, executive vice president of the company’s office division.

‘Well-Being’

The new facility “will provide immense value to our customers and their employees and promote well-being as an important component to their overall success,” Case said.

“By providing these services to local employers and our communities, we will help control the cost of health care, ensure quality and help employees and their families achieve good health for a lifetime,” St. Joseph Chief Executive Richard Afable said in a statement.

The facility, in addition to serving as an amenity designed to appeal to the high-end office users of Newport Center, “provides an exciting new retail business model for health providers to improve well being,” Case said.

There are no plans for additional gym facilities at other Irvine Co.-owned spaces in Newport Center, he said.

The other large gym in the immediate vicinity, the Newport Beach Athletic Club, is in a building on Avocado Avenue that is owned by Newport Beach-based Burnham USA.
