4-Car Garage Provides Parking Premium on Balboa Island

The classically styled home at 1100 S. Bayfront in Newport Beach on Balboa Island sold on Sept. 20 for $5.9 million, just off its most recent listing price of $6.5 million.

The 2,850-square-foot home, which has three bedrooms and three baths, offers traditional charm. There’s detailed woodwork throughout, multiple fireplaces and large windows that allow for views from virtually every room.

There is a shared dock in front of the home, with two slips that will each hold a boat of approximately 35 feet in length. There are three outside decks, as well as an off-street garage with space for four vehicles—a true amenity on Balboa Island, where parking is at a premium.

Jan and Phil Langford with the Langford Properties team at Surterre Properties Inc. listed the property, and Donald Abrams of Abrams Coastal Properties represented the seller.


Beach-Close Beauty

Irvine Terrace in Corona del Mar is known for its expansive homes that afford views stretching to the horizon. The home at 424 Angelita Drive is no exception.

The 5,555-square-foot, five-bedroom, 5 ½-bath home, built in 2006, is one story and offers views from nearly every room. It changed hands on Sept. 4 for $5.7 million, down from its July asking price of $6.4 million.

The custom home has a gourmet kitchen with Viking appliances, an oversized living room with a fireplace, and manicured grounds.

A wall-sized aquarium is one of its most unusual features. It also has an entertainment room, formal and informal dining areas and a private office, among other highlights. Outside, there’s a saltwater pool, a spa and a waterfall.

Abrams of Abrams Coastal Properties provided the listing, and Susan Scanlan of Villa Real Estate represented the seller.

For Golf Lovers, Everyone Else

The home at 29 Blue Grass in Irvine is above the seventh hole of Shady Canyon Golf Course. It sold on Sept. 17 for $5.2 million, near its May asking price of $5.4 million.

The 7,600-square-foot home, nestled at the end of a cul-de-sac, has six bedrooms and seven bathrooms.

The three-story house emphasizes indoor-outdoor living, with French doors in every downstairs room of that open to the outside.

There’s a covered patio with ample seating, space heaters and a fireplace, as well as several other outdoor dining-and-sitting areas.

The immaculately landscaped grounds include a saltwater pool, a spa and a fountain. The views stretch over the golf course to the hills beyond.

Inside, the formal dining room connects to a butler’s pantry. There’s also a gym, a wine room, a playroom, a library and an office. An upstairs guest casita with a kitchenette and a private balcony can also double as a billiards room.

Pegi Dirienzo of Teles Properties represented the seller, and Min Zhang of Realty One Group Inc. represented the buyers.

An Entertainer’s Home

The home at 19 Narbonne in Newport Beach has a restaurant-quality kitchen with a 30,000 BTU wok, a warming drawer, two refrigerators and two dishwashers.

The oversized granite island provides prepping space for parties and celebrations of any size. An insulated wine cellar is independently air conditioned, with space for hundreds of bottles.

Inside, there is a separate theater with state-of-the-art equipment.

The master suite has an attached drawing room and balcony ideal for enjoying the views. There is a walk-in closet with custom solid-wood cabinetry and a glass-encased shoe section. A library and billiards room and a gym with a sauna are among the home’s other amenities.

Outside, the wide views encompass the ocean and Catalina Island. At night, the city lights outline Newport Harbor to Long Beach and beyond. More than a half-acre of privacy provides entertaining space for indoor and outdoor events.

The 7,600-square-foot, five-bedroom, 6 Âľ-bath home is in the guard-gated community of Harbor Ridge. It sold for $4.5 million on Sept. 12, less than its June asking price of $4.9 million.

A Step to the Shore

The home at 6608 W. Oceanfront in Newport Beach lives up to its address: It literally fronts the ocean.

No boardwalk comes between it and the sand, which means immediate access from floor-to-ceiling, bifold glass doors onto the beach.

The three-bedroom, 3 ÂĽ-bath home sold on Sept. 6 for $4.5 million.

The home, at 2,212 square feet, feels larger because its walls of windows give a greater sense of connection with the beach.

Both the main-floor great room, which includes a dining area and kitchen, and the second-floor master suite provide panoramic ocean views.
